Buying a park home: the process

Getting started with buying a park home

Choose a park home

If you are thinking of buying a park home, you can find properties online or through an estate agent.

To help you make the right decision, read our advice on:

When you’ve chosen a park home you would like to buy, there are things that need to happen to make the buying process go smoothly:

  • receiving and checking documents from the seller
  • paying the seller
  • transferring the pitch agreement to you
  • paying the site owner’s commission

Advice from a professional

We recommend using a solicitor or other professional when buying a park home. They can spot any potential problems and provide peace of mind to both sides.

Agree a sale price

You will need to agree a sale price with the person selling the park home – usually the site owner or the current owner of the home.

When you buy from a park home owner, the site owner gets 10% of the sale price.

Arrange a survey

It’s not compulsory to get a survey when buying a park home. However, it is recommended – especially if you’re buying a pre-owned home – as it can highlight any issues.

Park home surveys can vary in price, depending on the location and the level of detail you need.

Find a surveyor at The Royal Institute of Chartered Surveyors (RICS).

If the park home is newer, ask the seller if any manufacturer’s warranties (guarantees) are still valid.

If a survey of the park home you are buying has already been done in the last 12 months, it should be included in the documents shared with the buyer’s information form.

If the survey shows possible problems with the park home, you might decide not to go ahead, or to negotiate a lower price.

If you find a fault after buying the park home

If you find a major fault within 30 days of buying the park home, you can ask for a full refund. If it’s after 30 days but within 6 months, you can ask for repairs.
